Addis Ababa's huge housing crisis

House prices are becoming increasingly much more expensive than Europe and the US. Rents are also absurdly very high.
Private and government housing projects have so far built hundreds of thousands of houses but they are nowhere near to satisfy the huge and increasing demand. Something needs to be done!

why dont they build houses in other cities. try to stop the overpopulation of addis the city will soon reach 10 million

Good question! To give you some context, the federal government doesn’t build houses. The government housing projects are run by city administrations. Even the cities do not actually pay for the houses. The Addis Ababa administration gives guarantee for low income citizens so that they get mortgage loans from banks. The banks then finance the government housing projects and the low income citizens pay back the loans in 20 years or so.

Other cities also have such projects in a small scale but don’t have the financial power like Addis Ababa, a city that collects tax revenues higher than even many states/kilils and can afford to give the necessary financial guarantees for thousands of people.

Another issue is that housing is not expensive in other cities and the demand for huge housing projects is not there. People come to Addis not because they are seeking a condominium but rather seeking economic opportunity, better services, security and a better future for their kids.

One of the things the guy in the above video suggests is to bring these sevices and opportunities to other cities so to stop the migration. I also agree with that.

There are also other things that’s unique in Addis Ababa and makes it a magnet for migration. It’s the few places in Ethiopia where you’re not asked for your ethnic background to get services and do business and where your kids automatically become “natives”. In many other areas you’re always a second class citizen and will never become native even after 3 or 4 generations since you can’t change your ethnicity.

All attributes that act as a magnet to the city should be studied and should be brought to other cities to solve the housing crisis permanently.

Due to lack of infrastructure like roads, water, electricity and public transportation, tens of thousands of homes are vacant in the outskirts of Addis Ababa. Some of these homes are built by diaspora Ethiopians.

Also it is important to mention the deliberate influx of savage qerros to Addis with their pathetic plan of social engineer the city with their same mantra of kegna. This is the primary problem that has caused explosion of population in the city, without mentioning the crimes and theta that came along

Eng. Abeje argues that the current price of apartments didn’t take into consideration the purchasing power of the majority of the working classes in Addis Ababa. “Let alone to buy an apartment, a PhD holder in Addis Ababa can’t even afford to rent and live in these apartments. As a result land on which these apartments are constructed on, which belong to the public as stated in the constitution are being abused by the few who have the money,” he says.

“To address the problem the other measure the Addis Ababa City Administration should put heavy land tax (up to 70%) for the land these apartments are built on. So that these few groups of people who own many apartments and engaged in rent collection using the public property, will be discouraged from replicating the same unproductive exercise, according to Eng. Abeje.

Increase land supply, bring foreign companies
One of the reasons that makes the cost of private real estates developed apartments is because the City Administration is only supplying small plots of land for developers at a time. He suggests that the supply the size of land the City Administration announces to be leased by private real estate developers has to be increased.



“The shortage of housing is exacerbated because the Administration is making available only small volume of land for private real estate developers. As the supply of land is too small compared to the continuously growing demand for housing in Addis Ababa, many real estate developers compete to lease for the same small size of land. What they do after the won the leasing bid is add that inflated price on the apartment buyers. That makes buying a house in Addis Ababa for the majority of the inhabitants is impossible,” he says.

He advises that the Addis Ababa City Administration has to look into innovative approaches such as, inviting foreign real estate developers, which have the latest housing technology and providing them with enough land for cheaper lease price than the current one or even for free. “The City Administration has to find other alternatives of income that replaces the income it has been getting from selling land for a huge amount of money,” Eng. Abeje suggests.

18 years of government lead housing programs could not even build half a million houses while the demand is growing exponentially by the day. We need drastic and fast solutions.

all you have to do is construct Aluminum Forming System and then fill the concrete and you are done..




now you understand how concrete form work let see how they build condominium




the second solution is to make cement cheap . i will come back with the video..... cement manufacture the heights cost is coal so this product import and also damage environment so we have to replace it with cheap electricity .... how i will get the video

ክልሎች የማይፈለጉት የደደቦች፣ የወያኔዎች፣ የጎሳ ሌቦች፣ የጎሳ ሽፍቶችና፣ የሊጥ ሌቦችና እና አሮጊት ደፋሪ አረመኔዎች መተራመሻ የቆሻሻ ዘር ፖለቲካ መጨማለቂያ ስለሆኑ ነው ።

Horus has a point. Addis Abeba is one of the few places in Ethiopia in demand for a reason. That is one of the very few places in Ethiopia it is only required of you to be an Ethiopian to live as you wish, to believe in politics of your choice, and wakes up every morning without worrying the tribal witches breathes on your neck. When I retire if I choose to live in Ethiopia Addis Abeba will be my first choice followed by Awassa and Diredwa.
As for Halafi’s Tembien I will not go there if you pay me a million dollar in advance for my moving there. Too much of the same kind. ai can’t stand that.

this guys saying electricity r not sufficient so why not put solar panel on top of the roof and become power independent. water is the same dig water and supply the condominium also . start storing rain water that run off from the roof ... use it for gardening

also start poultry and city farming that feed the condominium community... start also milk production all you have to do is collect money to this end and as whole u might have a lot of money for example if every one give 1000 birr 40,000 house become 40 million now u can start poultry farming that feed the condominium and sale to wider public to earn more and expand the business this people should not sleep


one of the thing that reduce the condominium is when we produce our own product here are few example.



we can import computerized factory but this is very simple manufacturing process ... all you need is one mold and you are in business. we have ዘሽክላ ስረሚክ so i dont see any problem importing this technology



Manufacturing plant bathroom fittings... this also all you need is mold and u got the all the fitting u want ...now in God name how in hell we import those fitting?

This housing and overpopulation of African capital cities like Addis is the cause of woyane’s policies during it rule of Ethiopia by erecting glass and bricks high rise buildings, a 13 miles of light rail trains for show off like we hear from the woyane stooges of this site that woyane beautified only few cities while ignoring the 85% of Ethio population in the dark, with no clean water, no power, no connecting roads while letting them insert horns and plates in their faces, drinking dirty water wilt their herds, no clinks and thus forcing them to flood to Addis and few other Ethio cities, which brings thefts, crimes, unemployment and contagious diseases as we witness in all the African capital cities, and knowing such disaster these nut cases agames and some misguided Ethiopians talk day in day out about Asmara’s not being the focus of their stupid so called modernization.
Eritrea been working since its independence to fulfill the necessities of its rural area residence putting the major cities to wait their turns until all Eritreans stay in their respective regions or towns and work hard to support themselves and not flood Asmara and other cities to make our cities as disastrous as what some of you are telling us is happening in Addis and other baboon’s capital cities.
Yes some of you laugh at the over 500 large and medium dans Eritrea built since its independence in various rural Eritrea’s regions, laugh about the roads it built to connect all with each other so they can easily trade with each other, they all have clinics, schools so that they don’t flood the major cities and be a burden to them.
Yes, woyane’s built such not because it believed will help Ethiopia, but like I said for bragging rights like the likes of Ethioars do here every day.
I bet majority of the west 1000ds of Addis high rise buildings are empty, just like Mekele’s.
Please, please Ethiopians, you need to build your country from outside first, like Eritrea.
Yes some even say that Asmara is full of old and very young people which is true and false. SAWA is not primary a military project. It is to primary teach young Eritreans responsibilities and make them ready to work in different trades and thus all the over 30 round SAWA graduates are employed by the government and are doing the jobs in our rural areas, while being always ready to be called to defend Eritrea in a jiffy.
Truth is that Asmara is the most beautiful and most comfortable African if not the world city.
And it became so, because of the policy RURAL AREA first Eritrean govt policy.
And that is why Eritrea is ranked 3rd in literacy in Africa, behind South Africa and Botswana. Every village in Eritrea has schools and clinics.
And oh yea, there is no timetable to get success. It takes determination, stick to the policy and move on.
Come on man. There is no way I would be happy living in Addis or majority of the baboon African capitals.
Face the facts. Ethiopia needs to correct woyane’s cities focal policies and concentrate on the forgotten 85% of the ethics who are walking [deleted] and boobs exposed, horns and plates inserted faced Ethio.
That is the mother of all humanitarian governmental abuses. Facts.

ለምሳሌ ስባ % ታክስ ጫኑባቸው ይለናል ባለሀብቱ እኮ አይደለም ይህንን ስባ % ታክስ የሚከፍለው ያው የፈረደበት ተከራይ ነው ክራይ የሚጨምርበት፣ ወይ ቤት የሚገዛ ላይ ነው ይህ ታክስ የሚጨመርበት። ደግሞ ብዙ ስዎች ከገበያው ከወጡ ጥቂት ቤቶች ማለት ዋጋው ተወደደ ማለት ነው ። በብዙ አገር ተሞክሮ የከሽፈ መንገድ ነው ይሄ። ካናዳዎች የቤት ገንባታቸውን በቻይናዎች እየተገዙ ዋጋ እየተወደደ ሲመጣ ታክስ በቻይኖች ላይ አወጡ የቤት ግንባታው ቀዘቀዝ እንጂ ቻይናዎቹ መገዛታቸውን አላስቆማቸውም ገዘባቸውን ድና ቦታ ማስቀመጥ ስለሚፈልጉ የፈለገ ቢሉዋቸው መግዛታቸውን አላቆሙም የቤትም ዋጋ አልረከስም።


አቶ ኢንጂነር
ሲቀጥል አዲሳባባ ማዘጋጃ የሚያቀርበው መሬት ትንሽ ስለሆነ በወድ ገቢው ተጫርቶ ይገዛል ይለናል። ይህ አቅ ሆኖ ሳለ አቶ ኢንጂኒር መፍት ሄውን ሲነግረን የውጭ ዜጎች ይምጡ ይለናል። በተጨማሪም ለውጭ ዜጎች በነፃ መሬት ይስጥ፣ ታክስም አይክፈሉ ይለናል። ታድያ ለምን ለአገር ውስጥ ተቋራጮች ይህ እድል አይስጥም።

በሕንድ አገር ውስጥ አንድ ባለሀብታም ቦንቤ ውስጥ ፎቅ ለመስራት ፈልጎ ። መሬት የለም ታድያ ምን አረገ መስላቹሁ ድሆች በዙ መሬት ይዘዋል ለነሱ ፎቅ ስርቶ መሬታቸው ላይ እሱ በገበያ የሚሸጠው ፎቅ ሰራ ይህም ጥሩ አሳብ ነበር ግን ሙሉ በሙሉ የተሳካ አይመስለኝም በሌላ ምክን ያት ግን ሀሳቡ ለኢትዬዽያ የሚስራ ይመስለኛል አንድ ትልቅ ፎቅ ለተነሽዎች በነፃ ወይም በክራይ ለሚኖሩት በክራይ ይንኑ የክራይ መጠን እየከፈሉ የሚኖርበት ፎቅ ተስርቶላቸው ከአካባቢያቸው ተነስተው ። በነሱ መሬት ጥራቱን የጠበቀ ፎቅ ቢስራ ስውም እፎይታ ያገኛል ። ስራ ፈቱም ስራ ያገኛል። ቤት ሲስራ ብዙ ብዙ ነገሮች ያስፍልጋሉ ከቀለም ጀምሮ ከውጭ ነው የሚመጣው ታድያ ጥናት ተደርጎ ወድ አንድ ሚሊዬን ስራ ፈት ስራ የሚያገኙበት ሕድል ሊፍጠር ይችላል ። ለምሳሌ ከሚስማር አቅም ከቤት ጣሪያ አቅም ሁሉንም አገራችን ውስጥ መስራት እንችላለን። ብናስብበት አብይም ስላም ያገኘ ነበር ይህንን ሁሉ ስራ ፍት ስራ ቢስጠው ማን ነው ስላማዊ ስልፍ የሚወጣው ነበር ሁሉም ገንዘቡን ነበር የሚያሳድ ደው። ለጦርነት ቢሊዬን ዶላር ካገኘን ለእድገታችን አይችግረንም እንድ ግዜ ከውጭ የምናስገባበትን ገንዘብ አንድ የሽንት ቤት እቃ ማምረቻ ቴክኖለጂ ብናስገባ ። ዶላር ቆጠብን ማለት ነው እንዲ እንዲህ እያልን ብዙ ፋብሪካዎች መክፈት እንችላለን።


የውጭ ካፓኒዎች አይግቡ እያልኩ አይደለም ። እያልኩ ያለሁት ለሀገር በቀሎችም እኩል እድል ይስጣቸው። ለምሳሌ የማዘጋጃ ቤቱዋ ሴትዬ አንዱ ተቆራጭ የሽንትቤት ቧዩን ሳይስራ ሄደ ትለናለች እእሳ ዘም ብሎ መሄድ አለ ወይ ። ገንዘብ ሲረካከብ እኮ የተስራውን ኢዲት ተድርጎ ነው ዝም ብሎ ይከፈላል ወይ በዚህ ላይ ይህ ባለተቋራጭ ሁለተኛ በመንግስት ጨረታ ላይ እንዳይሳተፍ ማረግ ነው። ሁለተኛ ደግሞ አዲስ የኮንትራት ፍቃድ አለመስጠት ነው ። በሁለት ወይ በአምስት ዓመት መስጠት ይሻላል ተቆራጭ ነኝ የሚለው ቁጥር ከሚበዛ ባሉት ላይ ሼር ገዝቶ ቢስራ ተቋራጮችን የጎዙፋቸዋል ። እነኚህም ተቋራጮች ልክ አቶ ኢንጂነር እንደሚለው አዳዲስ ቴክኖለጂ ለመጠቀም አቅም ይኖራቸዋል ማለት ነው።

ሶስተኛ ተያዥ ተቋራጮች እንዲጠሩ ማረግ ነው። ከዚህ በፊት ለነማን ስራ ዝርዝር በመንግስት ደረጃ ከተመዘገበ ያ ማለት አንዱን ስው ከመሐል ስለተቋራጩ መጠየቅና መረዳት ይቻላል ማለት ነው ለምሳሌ የሽንት ቤት ቱቦ ሳይተክል የሄደው ተቋራጭ በተአምርም ሌላ ቦት ሄዶ መስራት አይችልም ለምን የመንግስት ቤቶች ላይ የስራውን ስራ ስለሚታውቅ።

እኔ ለሀገር ውስጥ ተቋራጮች ምንም ርእራሄ የለኝም አንድ ቤት በስባት ዓመትም አይጨርሱላቹሁም ግን ሁሌ ልጨክንባቸው አልፈልግም ለምን ቢባል የነሱም ብቻ አይደለም ችግሩ ። ቁጥጥር ከሌለ የሚመጣባቸው መዘዝ ከሌለ ስራ ሳይስሩ መክበር ይፈልጋሉና የስው ልጅ ተፈጥሮ ነውና ምን እናረጋለን ኢትዬዽያ እስከምት ስለጥን እኛ ማረር አለብን ማለት ነው።
